Buyer Incentives We offer
many different Programs and Incentives to help potential clients purchase their
dream home. Not all programs and incentives are available at all times, however,
we are very flexible. Call us to discuss which program will better assist you.
INCENTIVES:
Customer Referral*
RiverLand Homes, Inc. offers to pay a referring customer and the new client
$1000 each for a successful referral.
The
ANYONE Referral*
This is the easiest way to make some extra cash. Anyone can refer our services.
Remember, this isn't just for clients, 'ANYONE' means ANYONE! RiverLand Homes
will be happy to pay ANYONE $1000 for a successful referral that ultimately
results in closing on one of our houses.
Customer Loyalty
RiverLand Homes, Inc. offers to pay $5000 to a repeat customer for a successful
closing on another new home. Just another way to say ‘Thank You’ to our clients!
Buy Builder Direct: Why pay the middleman?
Buy a home directly from RiverLand Homes, Inc. and save $1000’s in real estate
commissions. This only applies to property not currently being marketed by a
real estate agent. We can build on your lot or ours, or even find you one.
Typically, the savings of real estate commissions are the sole benefit of the
client. RiverLand Homes, Inc. nets the same profit, while the client realizes a
huge savings. We all benefit! We, also, welcome custom build jobs. You can
build an existing plan, modify our plans, or you can provide your own.
PROGRAMS:
Builder Paid Closing
The Builder pays the buyer’s closing costs associated with the purchase of a
RiverLand Homes, Inc. property.
Customer Cash Out Closing
The Builder provides a Cash Out Option to the buyer at closing in order for the
buyer to be able to purchase needed items for the home once they have closed.
Typically, clients want extra cash for furniture, drapery, and decorating. The
choice is yours.
Down
Payment Match
The Builder will match the down payment amount up to $10,000.
1st Time Homeowners Assistance
Many localities offer 1st Time Assistance Programs for 1st time home buyers. If
you qualify for one of these programs, we will also provide a generous
contribution to say 'Thank You' for choosing a RiverLand Homes, Inc. property as
your first purchase.
Lease / Owner Financing
RiverLand Homes, Inc. will finance the home for a 1 year while the Potential
Homeowner pays the rent equivalent of the mortgage payment (PITI). On the 13th
month the buyer agrees to either take permanent financing or terminate the
contract. The non-refundable deposit and a portion of the monthly rent will be
applied against the contract price.
Builder Trade In
In special situations, RiverLand Homes, Inc. has been known to purchase the
clients home. The benefit to the client is peace of mind that their house is
sold prior to moving. There is no worrying about carrying two mortgages.
It provides a quick and easy transition into the new property. The customer
doesn't have to deal w/ home inspectors or repairs. In addition, Real
Estate commissions will not apply to the transfer of the clients home, and all
closings will occur simultaneously. Each house is evaluated separately.
Generally, houses are purchased near 85% of market value. Purchasing the clients
home is not a standard practice, however, we will consider it should the need
arise. We are most interested in properties valued at $225,000 or below.
REALTORS AND INVESTORS:
We don't want anyone to feel left out. So, we even have something for Realtors
and Investors.
6% Realtor Commission Program*
Realtors, when was the last time you were paid the full 6% for your services?
Well, here at RiverLand Homes, Inc., when a Realtor refers a Custom Build Job,
we will pay you 6% of the contract price. You will be paid 3% 'Bonus
Cash' upon the completion of the framing of the home and 3% as Real Estate
Commissions at the time of closing. There will be a signed contract between the
Realtor and Builder. Our accountant will contact you to issue a 1099 form and a
check.
Investors Relations
Joint Venture: We accept Joint Ventures to build Spec Homes at a 45/55 split.
The investor will be paid 45% of the Net Profits at the time of closing and
recordation. RiverLand Homes, Inc. will provide all General Contracting,
Insurance, and Licencing. We will do all purchasing, contracting, and managing
the project until the property is transferred. The investor will provide all
financial backing of the project which will be set up on a draw system.
Generally, our houses take 6mo. to build.
We Take Cash!
RiverLand Homes, Inc. offers to borrow hard cash at rate of 16% annually.
*We understand each Referral is different, therefore fees are
paid either upon completion of the framing or closing. We must have a signed
contract between RiverLand Homes, Inc. and the home buyer. You will be contacted
by our accountant and sent a 1099 form accompanied by a check.
